Subang Jaya, 10 March 2024 - Avaland unveiled Meria @Cybersouth Square (“Meria”), a key milestone in the ongoing transformation of its 417-acre Cybersouth masterplan. With a GDV of RM366 million, Meria is one of the developer's on-going projects at Cybersouth which has a combined GDV of RM1 billion. The masterplan focuses on long-term value creation, sustainability and enhancing the quality of life for businesses, residents and visitors.
“Our vision for Cybersouth is centered around creating a self-sustaining township, guided by strong ESG principles. At the heart of this transformation is Meria, a commercial hub that incorporates sustainable features aimed at advancing both environmental stewardship and enhancing community well-being. Meria is set against the stunning backdrop of The Island @Cybersouth, a 40-acre development that includes a 37-acre waterbody, harmoniously blending urban living with nature,” said Mr. Apollo Bello Tanco (Pol), CEO of Avaland.
Complementing Meria, The Island @Cybersouth is scheduled for completion this year. The project emphasizes sustainability by offering vertical forests and an Adventure & Nature Trail, designed to foster environmental awareness and a deeper connection with nature. Avaland’s commitment to integrating biodiversity and sustainable practices into urban life aims not only to preserve the natural balance but also to enhance the quality of life for current and future residents, ensuring a vibrant, self-sustained, healthy community.
Meria, spans 20 acres and features dual-frontage, individually titled 2- and 3-storey shop units with prices ranging from RM1,585,800 to RM4,549,800. A total of 190 units are planned, with the first 49 exclusive units released at launch. Positioned as a central hub for the Cybersouth community and neighbouring areas, Meria which is GreenRE certified, offers a connected park and a balanced mix of commerce and leisure, all within an inclusive and sustainable environment. The project incorporates energy and water-efficient designs, eco-friendly materials, native trees and green spaces, alongside pedestrian walkways, all aimed at minimizing environmental impact while promoting business growth and community engagement.
"The exclusive release of Meria has already achieved a commendable 50% take-up rate, demonstrating strong demand. Given Cybersouth's enhanced connectivity and growth potential, we’re confident in the remaining units’ take-up and the continued success of future releases. Located within 10 km of over 600,000 households, Meria offers significant investment opportunities, particularly for business owners. Much like the rapid sell-out of our Santai commercial units at Casa Embun, Meria is expected to attract similar strong interest," Pol added.
Avaland achieved record-breaking performance in FY2024, with property sales rising 53% to RM894.2 million, driven by strong demand for ongoing projects. The company launched five major developments with a combined GDV of RM1.8 billion, including Casa Embun Phase 2, Amika Residences, Aetas Seputeh, Anja Residences & Signature Retail, and Sanderling 2. Additionally, it topped out four fully sold projects, demonstrating its ability to meet market demand and deliver on schedule. Unbilled sales stood at RM900 million as of 31 December 2024, up from RM863 million at the end of 2023, ensuring strong earnings visibility.
Avaland plans to launch RM1.6 billion in GDV worth of projects in 2025, bringing the total to RM3.4 billion over two years. It will complete three projects, delivering 1,664 units with a combined GDV of RM1.5 billion, providing the Group with strong earnings visibility in the years ahead.
